ROOF ASSET MANAGEMENT BY NATIONS ROOF


Roof Asset Management [RAM] is based on the life cycle cost of the asset. This means every phase of the asset’s life should be planned, budgeted and organized. In the case of a roof, it requires proper design, quality installation and consistent maintenance of the asset.

This approach to the management of roof assets requires a significant commitment on the part of the owner. The resulting savings, however, are far greater – by avoiding premature roof failure; business or tenant disruption as a result of leaks; consequential damage to the building interior or its contents; legal liabilities; and energy loss. The simple logic of being proactive vs. reactive adds up to enormous savings and peace of mind. It is estimated that reactive repairs add up to three times the cost of proactive maintenance!

Once the roof is designed and installed, it must be maintained in order to achieve the goals of a Roof Asset Management Program.

The Roof Management Program at NATIONS ROOF has three components:

REGULAR PREVENTIVE MAINTENANCE

This is the regular inspection of the roofing assets to collect information about the asset; to document the deficiencies which will require corrective action; to prepare maintenance or replacement budgets; and to evaluate the roof.

ROOF INFORMATION MANAGEMENT

In addition to the information gathered during the physical inspections performed annually on the roof, Nations Roof personnel also get informaton on the warranty, design, installer, as-built materials data, and repair history from the customer’s or roof system manufacturer’s files. Then, industry data on product and system experience is added to the mix. All of the inventory data on every roof section for every facility is compiled and analyzed to provide the customer with useful data within his portfolio for the purpose of making informed decisions. The information within the customer’s portfolio is added to the overall database so that trends are detected for the purpose of predictive maintenance for certain materials, manufacturers, systems and more.

RAM REPORTS AND REVIEW

Information is analyzed and presented to owners of all facilities in customized reports. These reports include but are not limited to:

1. Facility list by Roof Evaluations
2. Five-Year Capital Budgets and priorities
3. Five-Year Expense Budgets and priorities
4. Warranty Administration Report

A review of these reports with recommended course(s) of action is scheduled with the owner. The meeting is designed to assist the client in interpreting the data, using the information, finding alternatives and establishing the most effective way within budget to get the maximum outcome.
