Ronald McDonald House, Boise, ID

In July 2019, a brand new state of the art Ronald McDonald House was underway, conveniently located next to St. Luke’s Children’s Hospital in downtown Boise, Idaho. Ronald McDonald House Charities (RMHC) is an American independent nonprofit organization that offers a place for families to call home during the time their child is hospitalized at little or no cost to them. Nations Roof worked closely with ESI Construction to identify opportunities on the project to save money through value engineering that would not only still provide the required quality and functionality but would also account for a 25% cost savings. Nations Roof was awarded the job, and preparations were made to start work.

Scope

  • Install an ice and water shield – Carlisle WIP 300 HT (white) 
  • Install 18″ 24 GA Magna-Loc Standing Seam Metal Roof Panel – Metal Sales ( Old Zinc Grey ) with concealed clip
  • Install 24 GA Metal Fascia

Challenges

  • The first hurdle happened early on in the project when construction fell behind schedule. Nations Roof was ready to start work, but the installation of the plywood roof deck was still underway. The ordering of the pre-cut metal roof panels was dependent on the deck being finished, which meant Nations Roof was temporarily on hold.
  • As soon as Nations Roof got the green light to begin work, the crew moved swiftly to install the ice and water shield underlayment, within 24 hours, ready for the roof installation to start asap.  
  • At the risk of further construction delays, Nations Roof absorbed the extra cost to purchase an ice and water shield with prolonged exposure, lasting up to six months, ensuring that water would not penetrate the roof deck underneath should there be additional delays.
  • As the project was completed in phases with the upper roof first, followed by the lower level, there were times when Nations Roof was in a holding pattern, requiring patience and diligence as they awaited the completion of all other trades before they could begin work. It was vital to the integrity of the roof that once the metal roof panels got installed, there could be no more foot traffic.

Communication

  • Things happen in construction projects, so when the wrong metal panels were delivered, Nations Roof took it in stride.  The issues were professionally resolved with the manufacturer, with the end result: the manufacturer provided the proper panels with minimal impact on the schedule. 
  • A project of this nature has many moving parts and multiple points where things could fail. The proactive communication from Nations Roof across multiple trade teams was a critical factor for success.
  • On a large scale project where things can change daily, Nations Roof’s fluid communication to ensure roof penetrations did not intersect with the standing seam rib wherever possible, avoided rework later and provided mutual success for everyone involved.

SUCCESSFUL JOB COMPLETION

Nations Roof is proud to have worked on a project of this nature and to provide a donation to support building additional Ronald McDonald Houses across the US.

Nations Roof was able to complete the roof installation on time and within budget, and the new Ronald McDonald House officially opened with a ribbon-cutting ceremony on Christmas Eve, 2019. ESI Construction was pleased with the finished roof and have kept Nations Roof busy since then with several new projects.
